Homeowners Must Face FACTS!

One of the biggest challenges many homeowners looking to sell their homes, experience, is, they perceive, their homes, much differently than a potential, qualified buyer is likely to do. In general, it is wise, for many reasons, to take advantage of the experience, expertise and professionalism of a licensed real estate agent, but one that is often overlooked (and not considered) is to be willing and able to face, realistically, the FACTS, and proceed accordingly! Avoid lying to yourself and allowing any exaggerated personal perception of how great you are to hurt your chances and / or bottom line! With that in mind, this article will briefly attempt to consider, examine, review and discuss, using the mnemonic approach, what this means and represents, and why it is important.

1. Future; faithful; to flourish; fruition: Experiencing the best future depends on staying true to the time-tested realities of real estate! Salespeople generally thrive when they pay close attention and listen carefully to professional advice. This requires consistent focus, emphasis, and behavior, if expected, to get the best results.

two. Attention; aspects; area; attitude: Successfully marketing a property requires careful and thorough attention to detail, whether minor or large. One must realistically consider so many aspects, whether positive or negative (or anywhere in between), and address them, using the strengths, effectively, while addressing the weaknesses. Thoroughly consider the possibilities, the positives and negatives of the area, neighborhood, and region, in terms of safety / security / crime, convenience for shopping, etc., and transportation possibilities, pluses and minuses!

3. Character; to create; competence; to coordinate: The owner and the hiring agent must work together, in a coordinated manner, and use quality teamwork effectively! What are the characters and characteristics of the house that could attract or discourage potential buyers and what could be the best way to present them effectively? Create, together, a marketing and sales program, which will achieve the best results. Use a list price, which is indicated by a professionally designed and created competitive market analysis (CMA), to stand out from your competition.

Four. Time tested; timely; trends: Take advantage of time-tested professional ideas and experiences, and respond to market changes, etc., and answer questions in a well-considered and timely manner. What trends could help your process, versus what could be your enemies!

5. Service; system; strengths: Your agent must provide you with quality service and representation, and the best system, to achieve your goals. When strengths are accentuated and areas of weakness are professionally addressed, the owner benefits!

If you hope to sell your home, become a smart homeowner and face the FACTS! Will you be willing to learn, in your own interest?
